A few questions you might have.
How does the closing-cost credit work?
The benefit is 20% of the commission your agent receives, applied toward eligible closing costs and subject to program terms and lender approval. It is not 20% of the home price or a cash payment.
Do I have to be a first-time buyer?
No. The program can help members buying a first home, moving to another home, or relocating. Our team can confirm eligibility for your situation.
What does it cost to use the program?
There’s no charge to talk with us, ask questions, or get matched with an agent. If you decide to work with a First Team agent, your agent’s compensation will be stated in a written buyer representation agreement that you’ll review and sign before touring homes. Commissions are negotiable and not set by law. Your closing-cost credit is calculated from the compensation First Team receives, as described in the program terms.
Do I have to use a particular lender, escrow or title company?
No. You’re free to choose any lender, escrow company and title company, and your credit doesn’t depend on that choice. If you’d like names to consider, we can share some, and we encourage you to compare offers.
How will I receive the credit?
As a credit toward your closing costs, shown on your Closing Disclosure. It isn’t paid as cash. Your lender must approve the credit, and some loan programs limit how credits can be used, so we’ll check this with your lender early.
Is the credit 20% of the home price?
No. It’s 20% of the commission your agent receives. For example, on a $750,000 home with a 2.5% commission ($18,750), the credit would be about $3,750, roughly 0.5% of the price.
Can I get help if I’m also selling a home?
Yes. Eligible members may also sell with First Team at a reduced listing fee, and we can coordinate your sale and purchase together. See selling details.
Does anyone get paid for referring me?
No one is paid for referring you to this program. Your credit union receives no compensation of any kind from First Team or Home Benefit Services. We don’t pay or receive fees for referring you to a lender, escrow or title company. If you’re moving out of state and we refer you to an agent there, First Team may receive a referral fee from that agent’s brokerage, and we’ll tell you before making the referral.
Can I get a credit if I’m buying outside California?
The 20% member credit applies only when you buy with a First Team agent. If you’re moving out of state, our referral network can connect you with a trusted agent there. We’ll try to negotiate a closing-cost credit on your behalf with that agent where the state allows it. The credit isn’t guaranteed and may be a different amount. Some states don’t allow these credits at all.
Can I refer family or friends?
Yes. The benefit is designed for credit union members, but if you refer family or friends who are buying or selling, we’re happy to work with them too. Have them contact us, and we’ll explain what’s available to them.
What if I’m just exploring?
You can start by asking questions. Some of our best conversations happen early, when there’s time to plan. An initial conversation does not commit you to purchasing a home or working with an agent.
Do you offer help in Spanish?
Sí. Hablamos español. Let us know when you reach out, and we’ll make sure you can talk with someone in Spanish.
Who operates this website?
Home Benefit Services, a program of First Team Real Estate - Orange County (CA DRE# 01008773). This site is not operated by your credit union. See the program terms for details.
Let’s talk about your next step.
