Program terms

These terms describe the Member Home Benefit offered by Home Benefit Services, a program of First Team Real Estate - Orange County (CA DRE# 01008773) (“First Team,” “we” or “us”). Your written agreement with First Team controls if it differs from this summary.
- Who is eligible
The benefit is for credit union members whose credit union refers them to Home Benefit Services to buy or sell a home in California with a First Team agent. If your credit union sent you to us, you qualify. We do not contact your credit union to confirm your membership.
The benefit is designed for credit union members. If a member refers family or friends, we are happy to work with them too; contact us to learn what is available to them.
Contact us before you sign a buyer representation or listing agreement so the benefit can be included in writing. The benefit may not be available if you are already under contract with another agent or brokerage for the same purchase or sale.
- Buyer closing-cost credit
When you buy a home through the program, you receive a credit equal to 20% of the compensation First Team actually receives for representing you in that purchase. For example, if First Team receives 2.5% of a $750,000 price ($18,750), your credit would be $3,750.
The credit is applied at closing toward your eligible closing costs and appears on your Closing Disclosure. It is not paid as cash. Your lender must approve the credit, and some loan programs limit how much of a credit a buyer can receive. If your loan program limits the credit, it may be reduced to the amount your lender allows.
The credit is paid only if the purchase closes. It is not available on transactions that do not close.
- Seller listing fee
When you sell a home through the program, the benefit is a reduced listing commission: First Team’s listing commission is 1.5% of the sale price. The benefit does not include any other discount, credit or service beyond First Team’s standard listing services. Any compensation offered to a buyer’s agent is separate and negotiable. Your listing agreement states the exact terms.
- Buying and selling
If you buy and sell through the program, you may receive both the buyer credit and the seller listing fee, and we can coordinate the timing of your sale and purchase.
- Your choice of lender, escrow and title
You may choose any lender, escrow company, title company or other settlement service provider. Your benefit does not depend on that choice. If you ask, we may share names of providers to consider, and we encourage you to compare offers.
- No referral compensation
Your credit union receives no compensation of any kind from First Team or Home Benefit Services for this program, for referring members, or for making the benefit available. We do not pay or receive fees for referring you to a lender, escrow company, title company or other settlement service provider.
- Moving outside California
The 20% credit and 1.5% listing fee apply only to transactions with First Team agents. If you are moving out of state, our referral network can connect you with an agent at another brokerage. Where that state allows it, we will try to negotiate a closing-cost credit on your behalf with the receiving agent. Any credit is not guaranteed, may differ from the member credit, and is set by your agreement with that agent. Some states do not allow commission credits. First Team may receive a referral fee from the other brokerage, and we will tell you before making any referral.
- Commissions are negotiable
Real estate commissions are negotiable and are not set by law. The compensation for your agent will be stated in your written agreement with First Team.
- Taxes
We do not give tax advice. Please ask a tax professional how the credit may affect you.
- Not a credit union product
This program is offered by First Team, not by any credit union. Credit unions do not provide real estate services through this program and are not responsible for the services First Team or its agents provide.
- Changes to the program
We may change or end the program at any time. A change will not reduce a benefit already stated in your signed agreement with First Team.
